Renewal:

Dedman Gray Property consultants Lts will charge the client(s) an administration charge of £100 + Vat for a renewal in tenants. Any periodic tenancy will be free of charge.

At the renewal stage, if the landlord and tenant agree on a tenancy renewal contract, Dedman Gray consultants Ltd will charge the client(s) a re-lodging fee of £30 + Vat of the deposit registration.

 

Inventory:

Dedman Gray Property Consultants Ltd can organise and arrange for an Inventory to be created for the landlord(s).

PLEASE NOTE: Dedman Gray Property Consultants Ltd make it mandatory for an inventory to be created if Dedman Gray Property Consultants Ltd are managing the property.

The Gas Safety (Installation & Use) Regulations 1994 (Amended 1998):

Landlords are legally bound to have a valid Landlords gas safety certificate (CP12) when a tenant in residing in the property. The validation for this certificate is 12 months. Dedman Gray Property Consultants Ltd can organise this at £80 + VAT.

Deposit registration:

Dedman Gray Property Consultants Ltd are part of My Deposits scheme. With the landlords consent, we will register this deposit at a cost of £30 + VAT. Dedman Gray Property Consultants Ltd do not register deposits for let only clients and therefore the sum of money will be sent onto the landlord(s)

The landlord or agent is legally responsible for registering the deposit 30 days from the tenancy start date.

Energy Performance Certificate.

All properties offered for rental require an energy performance certificate be prepared prior to the property being marketed. The fine for non-compliance is £200.00. A certificate, once prepared, will last for 10 years and does not need to be updated unless you have major works carried out and feel it would be beneficial. We can arrange for these certificates to be prepared for you at a cost of £90 + VAT. We will not be able to market the property without one

 

Tenant fees:

£200+Vat for 1 tenant moving into the property. This includes references, contracts and any administration charges.

£100 + VAT for any additional tenant.

£100 +VAT for any guarantor. This includes references, contracts and any administration charges.
